The Planning StageAt the beginning you must consider the type of prefabricated building and the construction method you prefer. You must locate and procure a suitable site, either a new location or an area on an existing site, and begin thinking about the project budget. During this stage The Low Group, Inc. can help you establish a budget and determine what the local building zoning requirements are. The time associated with this phase will vary based on each given situation but if the site is readily available this stage usually takes about 30-60 days. The Proposal StageOnce it is determined that the modular building is the best solution based on the time and cost advantages as well as the flexibility modular building systems afford, and a preliminary budget for the project has been established, then it is time to have The Low Group, Inc. prepare a detailed proposal which will include pricing on the building, recommended options, detailed specification and scope of work. We will delineate the work that we will perform from items you will be responsible for so that you may start planning around those costs and activities early in the process. The proposal is usually prepared and delivered to you within five days after a request for proposal is made. The Contract StageAfter we agree on a price based on the final plan and specifications, a contract will be prepared and delivered to you, usually within 24-48 hours. The Building StageApproximately ten days after the execution of the contract, shop drawings, material and color samples will be presented to you for your approval and selection. Two sets of activities will take place during this stage; (1) the preparation of the site including clearing and grading if necessary, and foundation work (the delineation of responsibilities make clear who is responsible for what with regard to site preparation) ; (2) the building will go into a production slot at the manufacturer (typical lead time for the building production is approximately 8-10 weeks). The Installation StageWhen the modules arrive, on site installation crews will be there ready to begin the installation. Depending on the size and complexity of the prefabricated building, this can take between 5 and 15 working days. However, if there is a great deal of work to be performed on site, such as tape, mud, prime, and paint dry wall, or if it is a large building over 3000 square feet, the installation and substantial completion will take longer. The Completion StageThe term "substantially complete" describes this final stage of the project where the work contracted for has been completed and the building can be occupied. At this point a walk-through inspection will be conducted with you and a representative of The Low Group, Inc. A punch list is created to ensure that any item that has not been completed to your satisfaction is recorded and addressed in a specified time frame. Once this punch list is completed the building is then turned over to you. |
